MOTEL DEVELOPMENT - TULLAMARINE AREA - CLOSE TO THE AIRPORT

The motel is positioned perfectly on the main Road opposite the bus stops that goes to 3 Major shopping centres and also walking distance to one of the Shopping centres and restaurants. Also within walking proximity to major car parks that service the short or long term Airport parking guests, so guest can stay overnight and park their cars and get dropped off and picked up from the Airport if they wished to. There are a large number of warehouses/factories in the area also. Melbourne Airport is a 3 minute drive from the Motel and Essendon Airport is at close proximity also. Also located near the freeway that goes to the CBD a 15 to 20 minutes drive. We are looking for a tenant to lease the motel for a new 30 year lease and looking at selling this lease as the motel will be fully completed and furnished and ready for trading , including a full website that will be for bookings, as potential travellers will be booking on line. This is an approved 14 room motel and 14 car park spaces on the property. It will comprise of the following - 12 rooms will be with queen size beds with either private balconies or courtyards to each motel room, there will be 1 with 2 separate rooms, each with its own bathroom to accommodate 4 guests and also 1 is a full 2 bedroom apartment that will have its own kitchen, lounge/dining area and balcony, which will also sleep 4 guests. Next door to the motel complex there is a 3 bedroom renovated house that will be for the Managers to live in, and this will be part of the complex. In the area the other 3 motels that are charging $140 to $160 per queen size room and $250 to $290 for apartments to sleep 4. In total we are estimating based on these numbers to have if full occupancy potential takings of $793k in total. Motels in Melbourne suburbs generally run at 76% occupancy capacity. The motels in Tullamarine being so close to the Airport run much higher occupancy as there are only 3 other motels in Tullamarine. If we base it 76% of $793k this will be $603k. Less Running cost of $140k which is 26.24% of the trading figures and less rental cost of $140k. This leaves potential EBITDA of $323k.
